John Dirks Jr Posted September 15, 2009 Report Posted September 15, 2009 What are possible concerns with deck support posts resting on another deck below? I'll be inspecting this place later today. I did not take these pictures but I will be taking my own later. Click to Enlarge 32.17 KB Click to Enlarge 25.94 KB
Jim Morrison Posted September 15, 2009 Report Posted September 15, 2009 Structurally, it's no different than the second story of a house. The loads must simply be transferred through the first floor straight to the ground.

Jim Baird Posted September 15, 2009 Report Posted September 15, 2009 To my eye there might be some mystery as to those connections on the house side, whether they are thru bolt or not and whether there is meat behind the ledger.

Yes, I had thought about that. I'll be looking closely. Getting ready to leave to go there now.
Jesse Posted September 16, 2009 Report Posted September 16, 2009 Maybe too late by now... I'd be concerned about lateral support and proper load bearing.
John Dirks Jr Posted September 17, 2009 Author Report Posted September 17, 2009 It's a waterfront property with a steep slope down towards the water. There are significant structural issues with both the decks and the house. I won't go into detail about how things were written up but you can be assured they were. Here are a few pics. Huge rotting stump and erosion under the deck at the rear base of the foundation. Click to Enlarge 65.44 KB Deck support posts loosing bearing due to footing settlement. John Dirks Jr Posted September 17, 2009 Author Report Posted September 17, 2009 and I am sure the listing says wonderful NEW deck ...actually, something like this; ...needs TLC but very livable... The view over the river is quite nice.
Jim Baird Posted September 18, 2009 Report Posted September 18, 2009 I can tell from the original pics that the pickets are spaced too far.
