Robert Jones Posted July 6, 2009 Report Posted July 6, 2009 9 yr old home with a finished garage. Attic cavity above garage being used as storage. The shingles(30 yr architectural) installed on the roof above are showing signs of early deterioration. The only ventilation are the soffit vents. My opinion is that the garage is not properly vented which has more than likely led to the early deterioration of some of the shingles. The home is a Rotary built home, not that it makes a difference. Any other ideas? Click to Enlarge 135.18 KB Click to Enlarge 141.49 KB
Brandon Whitmore Posted July 6, 2009 Report Posted July 6, 2009 It looks like physical damage to me. Maybe the roof was hot and someone was working up there, tree branches were rubbing (would be odd at the ridge), crazy squirrels clawing at the roof (ya never know), etc.
Robert Jones Posted July 6, 2009 Author Report Posted July 6, 2009 Thanks Brandon, Here is a better view of the garage roof area. Lot's of moss and scattered shingles with damage like I posted earlier. Note the lack of ventilation. Click to Enlarge 75.28 KB
Jim Katen Posted July 7, 2009 Report Posted July 7, 2009 I agree with Brandon. The roof might not be vented properly, but that's got nothing to do with the damage in your pictures. - Jim Katen, Oregon
