Higher moisture reading at the stain area than other areas Behind the stained area is a concrete porch that is covered my a roof. I could not get under the porch to see how it is built. Kyle Kubs Posted June 9, 2009 Report Posted June 9, 2009 Couldn't get under it because it is filled under the masonry deck? Maybe wicking up moisture. A seemingly odd question. What was the exterior siding on the house? Stucco perhaps?
Darren Posted June 9, 2009 Report Posted June 9, 2009 Is the landing sloped towards the house? Even with a cover, a driving rain will get water onto the landing; if it's not sloped properly, it's gonna run towards the house.
Phillip Posted June 9, 2009 Author Report Posted June 9, 2009 The how is own by a re-lo company. The siding is vinyl with brick cover the exterior of the crawlspace; which has not been washed in a while. The crawlspace wall is about 4 foot tall and the stain and reading is on the upper half.
Brandon Whitmore Posted June 9, 2009 Report Posted June 9, 2009 Sounds like it's too high for a rain drain pipe leak. Were there any stains on the sill plate/ rim joist area above? Is there any plumbing in the area? Otherwise, the pressure washing and porch slope issue ideas sound good to me.

Any ideal on what is going on? First thing I notice is that you probe tested the stained area had a higher moisture reading. The reason for this is the meter and came into contact with an area that has more conductance (the efflorescence) than the area without efflorescence. Could you send a photo of the exterior? The deck here is to the right of the porch where the stain are. The porch is covered by a roof. There are no drain pipes in the area and the still plates where not stained.
