This seems like common sense to me, and I've calling it out for a while, but I had a realtor push back today. I looked at my Code Check books, but can't find an appropriate reference. Jim Morrison Posted November 21, 2008 Report Posted November 21, 2008 Friend, If a person can't intuitively understand why poop-conducting pipes should be capped off, do you really think a C&V from the IRC is going to win that argument for you? Tell them to cap it off because you said so and let that be the end of it.

SonOfSwamp Posted November 21, 2008 Report Posted November 21, 2008 As I recall, my standard statement was something like, "yada yada cap off open pipes... because sewer gas smells bad, can make people sick, and can even cause an explosion." In this case, I think I'd add: "Your real estate lady apparently thinks that the plumbing is OK just like it is. You might want to talk to her about that..." WJ
Tom Raymond Posted November 22, 2008 Report Posted November 22, 2008 You should have asked the agent to stand there while you finished your inspection. Spending the rest of the day with the faint reminder of that smell on her clothes would permanently change her position on open sewer pipes. Tom
