NJinspector Posted March 21, 2008 Report Posted March 21, 2008 This was not an inspection, but a house being built in my neighborhood. I could not help but stop by and take a couple of pictures. I am still new at this, but shouldnt they have termination beads or expansion joints at the side of the windows? What about cap flashing at the top? mthomas1 Posted March 21, 2008 Report Posted March 21, 2008 If that's stucco over lath over housewrap, with no bond-break between the stucco and the housewrap, and you believe Joe Lstiburek, they have bigger problems than that: http:///www.buildingscience.com/documents/primers/bsp-063-water-managed-wall-systems/attachment_download/file
StevenT Posted March 21, 2008 Report Posted March 21, 2008 There should be a 1/2" - 3/4" expansion joint around the window frames.
davidlord Posted March 22, 2008 Report Posted March 22, 2008 I atteneted a FABI conf and Lstiburek was the presenter for the entire day. I think thats the first time I actually stayed in class the whole day. Its like having Dennis Miller teach you about building science.
stuccoman Posted March 22, 2008 Report Posted March 22, 2008 No backer rod and sealant joints around the windows. ASTM spec and most window mfgr. spec. Stucco before the sheet rock is hung is a good way to have alot more cracks. Not only from the nailing of the rock but the house adjusting to the weight. 2 layers of moisture barrier as others have mentioned. Control joints/expansion joints. The basecote looks real thin!
