NJinspector Posted March 12, 2008 Report Posted March 12, 2008 On a six year old townhome, attic hatch was located in the bathroom. Is this a code violation or just lack of common sense. Unless the hatch is completely sealed, which it is not, arent you going to have some serious moisture problems in the attic? Of course, the attic was ventilated quite well, and I saw no signs of any moisture. Just looking for some info so the next time I see it, I dont have to stand in front of my client and say "i dunno". thanks Jason www.SerenityInspect.com
Darren Posted March 12, 2008 Report Posted March 12, 2008 Jason, How many times have you seen an attic access in the laundry room of a townhouse? Most laundry rooms in townhouses don't have a fan or a window. Can I assume the attic bath access is ugly?
Mike Lamb Posted March 12, 2008 Report Posted March 12, 2008 It's not a code violation. And I rarely see moisture problems when the bathroom exhaust fan dumps directly into the attic. However, that is a code violation.
David C. Argabright Posted March 13, 2008 Report Posted March 13, 2008 It may be a code issue where you live but not in this area. I see access panels in bathrooms here at least once a week. Usually in smaller two story condos. Drywall panels are installed and finished to match the ceiling. Sometimes there is wood trim that the drywall rests on. Sometimes the opening is finished and the drywall lays on top. With the required fan or window this should prevent most moisture entry into the attic.
