Denray
Two areas where 16 feet or so of sill plate is missing. Is that a problem?
John Kogel
I don't want to stir up a nest of snakes for your clients, but, ..... I would want the house anchored to the foundation in your part of the continent. They will need anchor bolts to get earthquake insurance, and no sill means probably no bolts. Denray
There is that. Lots of sill elsewhere. Thanks John!
Marc
Looks like the house is elevated off of the foundation for some reason. If you do that, you need to provide both vertical support and shear strength in that space between foundation and structural floor. The posts might be ok to provide the necessary vertical support if they were secured to a treated sill plate below and to the structural floor above but where's the shear strength coming from? I don't see any.
