Mike Lamb Posted February 16, 2016 Report Posted February 16, 2016 Are there any requirements that a 3 story bldg. should have an access hatch to a flat roof? New construction condos.
TimK Posted February 16, 2016 Report Posted February 16, 2016 If there is an attic of height greater than 30" the 2014 Oregon code requires access to the attic. Hatch must be at least 22"x30". No mention of access to the roof being required. Since Oregon's 2014 codes are adapted from the 2009 IRC, I suspect that others may be the same.
Mike Lamb Posted February 16, 2016 Author Report Posted February 16, 2016 IBC 1209.3 Mechanical equipment and appliance access. The AC unit for the unit I inspected was on grade but I have no idea if there are mechanical components up there.
kurt Posted February 16, 2016 Report Posted February 16, 2016 I've gotten directly conflicting reports from CCBD. Some of it falls under Fire adept. Reg's, some under accessibility for inspection, but no blanket requirement I've found. Chicago isn't on IRC, so if you're looking for some legal basis, you'll have to dig through DCAP, Fire, and maybe Div. 15 in the CCBC.
