Had it inspected and all appears to check out. I am wondering what is the routine maintenance that should be performed aside from changing filter? I am nervous the system is so old and hearing horror stories of water damage etc. when they fail. Thanks!

Flushing the water heater is about it and you do that just as you would do any electric water heater. You should expect to replace the WH soon, it is aged and they typically do not last more than 15-20 years but that does not mean it could not go on for another 10 years!.. It's just one of the fine points of home ownership!
