Anyone ever come across elevators? I inspected a four story town home yesterday that had an elevator. Just curious if anyone includes them in their inspection reports or specifically disclaims them. I told my client that it was outside the scope of my inspection and expertise, and that he should consult a specialist.

Any thoughts or experience?

I run across 2 or 3 a year plus the assorted dumb waiters. I disclaim them and refer them to an elevator company. Part of my disclaimer suggest they have it inspected yearly and obtain any warranty, past repairs or maintenance records the Sellers might have.

My brother is an elevator maintenance mechanic in Boston.All elevators in the Comm of Mass must be inspected by the AHJ. A licensed mechanic must be the principle operator and demonstrate all the required functions to the AHJ. All elevators teeney to very large must go thru the inspection process. Defer this to the licenses and the state authority. Never-ever will be our area. An elevator must pass inspection--or it will be disabled by the licensed mechanic.[:-banghea

The State will inspect them, at least in commercial buildings.

No idea about "private" elevators though.

I would guess that there's a certificate on record somewhere from the initial inspection.

Ask your state inspector.

I got on one of those last weekend, first time in about 20 years. It was one of those "Scrambler" types. I sat on the outward side of the car and my 7 year old nearly squashed my guts out before it was over. [:-crazy][:-boggled
