Weither a first time home buyer or a veteran, I make them understand that there is a difference between renovations and reparations. I straight tell them that buying a house can be very emotional and sometimes overwhelming and to never fall in love with the house before they get all the facts. Once they get the picture that the money they had put aside for the new basement and windows might be going to a new weeping system, they see the transaction from a whole other perspective.
