KStaudt Posted January 21, 2013 Report Posted January 21, 2013 Weep holes where? Between the fame and EIFS, yes. Integral weeps in the window frame, consult the manufacturer's shop drawing for specific details.

Marc Posted January 21, 2013 Report Posted January 21, 2013 By weep holes, did you mean screed? I wouldn't bother with mentioning the lack of flashing if the windows are self-flashing. I'd likely write it up if the EIFS isn't terminated properly at door/window openings. And I'd definitely write it up if the condition were partnered up with a missing screed/drainage plane or if there's evidence of water intrusion. Marc
Jim Katen Posted January 22, 2013 Report Posted January 22, 2013 It looks like the EIFS projects out farther than the surface of the windows, creating a 3/4" or 1" horizontal ledge that water can sit on. Am I seeing that right? If so, weeps aren't the problem . . .
Tom Raymond Posted January 22, 2013 Report Posted January 22, 2013 Tubular aluminum windows do not have any flanges or weep holes. Almost every installation requires a sill pan that projects out beyond the exterior finish. They are typically omitted. The site is a pup to navigate, but there all kinds of installation details at YKK. You might also want to check at the Kawneer and Tubelite websites.
MPdesign Posted January 22, 2013 Author Report Posted January 22, 2013 I went a few places (CVS, Walgreens, Public) and reviewed similar installations. There are no weep holes as just posted. Correct installations do appear to use pan flashing as just posted. I have not seen head flashing on any of them, although I believe that it should be there. Thank you gentlemen.
Bob K Posted March 8, 2013 Report Posted March 8, 2013 Kudos to all the flashing details. Also, if the windows have pressed in gaskets at the glass instead of being wet glazed with silicon they will leak like a crazy
