Goodhome Posted August 31, 2011 Report Posted August 31, 2011 Hello everyone, I was at an inspection today. As you can see from the photo, there is tuck tape, insulation and dirt showing. Hard to see, but also a drain pipe going down through the sill plate where it has been cut. The only thing covering this area was a pice of polystyrene board behind the drywall. This was an area of moisture damage to the drywall. How would you write this up? Please advise... Click to Enlarge 48.32 KB
kurt Posted August 31, 2011 Report Posted August 31, 2011 Messed up, unknown how bad, tear out interior to determine scope, etc. Hard to know from a single photo, but it looks like a problem.
John Kogel Posted August 31, 2011 Report Posted August 31, 2011 The wiring needs to be routed away from that moist area and protected with conduit. That should be done by a skilled electrician. The hole needs a tight fitting cover over it. I would suggest verbally "screw furring strips to the concrete and attach an insulated cover to them".
hspinnler Posted September 3, 2011 Report Posted September 3, 2011 Is that the low section of a step-down foundation wall? It's messy. Work completed in an "unworkmanlike" manner. Is there water intrusion, subsequent moisture, or open penetrations to the outdoors? Evaluation & repair by a qualified licensed contractor.
