They had a dog that must be "hairless" based on these photos of the return air ductwork. One year, one dog and poor housekeeping = nasty duct work. Mike L likely could make something artsy from the images. I can't! gtblum Posted October 12, 2010 Report Posted October 12, 2010 Look at the upside of this. The dog hair kept all of that nasty stuff from being breathed in, and there must be some insulation value as well. It's kind of a GREEN filter.

ghentjr Posted October 12, 2010 Report Posted October 12, 2010 Did they pay on time? Did you make your nut each month? With the next tenant, increase the rent 10% and say no pets. That will make up for your cost of cleaning up. I had a three family and charged the highest rents around for seven years, with a no pet clause. Never had a vacant for more than three weeks. The IRS loved it. So did I.

Finally I shackled the doors and posted a notice of pest insecticide treatment. Fortunately I own a pest company so had some basis for action. Legally I still had another 40+ days left to the court date. I didn't get a photo of the kitchen exhaust fan; grease, hair, mold etc. Just tore it out along with refrid, stove and counter tops. It has been a good house up to last year. Now it is nearly worthless. Things are not good in Mich! John B, You actually made me snort with the horse!

Les it sounds like you would be helping that babies long-term health if you evicted them. For the life of me, I can't understand how people can live like that.
