  1. Thanks to all of you that has sent me a report to look at. I haven't had time to look at all of them yet. I know each one has a learning curve and I hope to find one to suit my wants.
  2. Thanks to you all. I am looking at different reports when I can. Any one want to can sent me a sample at hshinspections@bellsouth.net
  3. I want to prove a good report for my clients. I do not want to add fluff, just good useful info. It has to full fill the ASHI requirements since Alabama uses the 2000 ASHI standards There has alway been the use of a summary in my area. The summary to me is the list of items that needs to be done to this house. I want to put photos with the comments in the summary so I do not have to type comments on the photo pages which to me is part of the summary. I started out using the ITA hand written check list, when to the ITA computer check list. Change to the ITA narrate, them Crammerware, and when back to the ITA narrate. I like a lot of the things Crammerware does, I just could not make the changes that I wanted. I'm no computer guy I have tried some of the other software years ago and did not like the way they worked. I want to provide a better report in a shorter time frame then the 3 or 4 hours it takes me to write one now
  4. I am looking for a new report system. It has to be user friendly. I know very little about computer programming. I can barely use word. I am a system type of inspector. Some of the things I want the program to do are something you can go into and add canned comments with ease. The comments need to be any length that I want. Not just a line or two. I would like to be able to add or delete report sections as needed. Each section needs to be able to take as many comments I need to make about the item I am commenting about I want it to make a summary with a click of a button from the key wood I choose to use in my report, words like Repair, Safety, and Investigate Further. In the summary I want to be able to add photos with my comments. I want to be able to put arrows, circles and other items to show what I am talking about. Also there will need to be a good spell checker in the program. So does any one out there have a report system that will meet my wants.
  5. I sent the page from the VSI with the kickout on it when I did the last re-inspection
  6. That one of the items I listed
  7. that it is installed right. I wrote up the lack of a kick out at the roof to wall connection. It was not repaired on the first re-inspection. This is what it looked like on the second re-inspection. The builder says it is installed right and is going to put it in a letter that it is correct along with his name and builder license number. I still will be writing it up as WRONG. Click to Enlarge 67.19 KB

  12. The wires from the dryer outlet goes to the pump and to a outlet for a welder in the work shop. where it is plugged into the wall outlet goes to the work for lights and plugs, the well house to plug in a light and a storage building. From the pressure switch at the tank there is only 2 wires carrying 240 volts to the pump. That is an 120 volt switch on the water heater.

  20. Just a reminder to all of you out there to be careful. yesterday while inspecting the crawlspace I started sliding under the main duct line. I felted a small tingle on my back, move and got the same feeling. I got out from under the duct work and touch it with my hand. I received a small shock. I got looking around and found a frailed electrical wire on top of the duct work. Click to Enlarge 57.44 KB

  22. The line set for these units where 1/4 " and 3/8". Longer runs will be bigger. Running them is not too bad. we used soft copper on 50' rolls to make are runs. Each unit should have it own power source.
  23. There is different types of set ups for this type unit. The single unit in the basement has the power that come from the outside unit. Each unit on the 4 inside units have their own power supply. The set up we are using at this job is that the unit on the second floor has one controller and the third floor has an controller. One floor can call for cooling and the other floor can call for heat at the same time. There are set up that can have 20 or more unit on one outside unit. Each unit can get cooling or heat when it wants it. The key to this in the controls and the switch set up.
