  2. That looks like an home owner repair. If a sheet metal person /duct installed did that they need to be took out behind the wood shed. There is no need for the great stuff if the duct was installed properly. It looks like someone did not want to buy some duct wrap.
  3. Bill that is a good ideal. Wished I had come up with it.
  4. I am concern that someone could trip on the wall as they go out the gate. It did not catch on the wall when it opened and closed There was no signs of movement at the house or the retaining wall. The house is ten years old.
  5. What comment would you make about this set up. I suggested that they move the gate to the other side of the house. Click to Enlarge 70.79 KB Click to Enlarge 70.76 KB
  6. Where is the stepping stool?
  7. You have to use 16 penny nails to hold down the shingles. At lest that what they used on one we torn off about 20 years ago 5 layer on top of the wood shingles.
  8. I just believe that working on electrical on an uneven area is a bad ideal. The hand rail will give them something to grab on to when they fall. By the way that is the steps from the garage to the interior.
  9. Is there anything in the building standards that say this panel is in the wrong place? The house was built in 2007 and should be on the 2003 IRC. I am moving and do not have my code books where I am at. Thanks for the help. Click to Enlarge 23.92 KB
  10. I write it up as a safety concern based on common cents. (ms)
  11. They will clean at the outside coil but I hardly ever see them clean the coils of the interior unit which to me is very important.
  12. No. they took a pan and dipped some out.[:-paperba[:-paperba
  13. Hi Joe, That a nice copper roof. It took a little time to install. Is the drain under the pile of leaves in the corner?

It was foam. There where some damaged places that you could see the foam and it sounded like foam when tapped on.

  17. I would wonder what kind of crap he would find in the walls of the crap houses I inspected down here in Alabama?
  18. I know how you feel, I had to go back to running jobs for a HVAC company to make ends meet. I am still doing a few inspection but they are getting fewer and fewer. I wish you the best of luck and keep dropping by and let us know how things are going.
  19. The ones that I see that cause by a grill the damage starts around the are the open part of the grill would be. I will go with deformity from a reflection for $500.00 Alex.

I did not scan it for moisture. wish now that I did. The company that installed the E.I.F.S. does not response to the home owner request about the problem. The manufacturer list different items that could be causing this when they looked at it. They mainly said it was from settlement of the house. I am inclined to believe it was improperly installed since there are other details that not right. The E.I.F.S.inspector that I refer say it sounds like it is installed wrong. The whole house shows the boards doing this. John you ar right. The sun at the angle it was may for a better view. Marc, the boards are the size the manufacturer calls for. Kurt, I have seen the discussing/arguing about pics and how to display concerns over @ the ASHI site. The camera is a cheap Olympus ($80) set on it lowest setting for size.

What do you thinks is causing the insulation boards to show like this? Click to Enlarge 67.08 KB Click to Enlarge 62.15 KB It is suppose to be Aggre-flex Drainage EIFS. I did not see the drain places Click to Enlarge 57.54 KB Click to Enlarge 31.59 KB
  23. First thing is WATS size wire was on the breaker? It needs to be at lest a number 10 copper. I use a 30 amp breaker for my wire welder that 110 volt. Might be for a window unit. I don't know why it would be on 6 circuits in a house or duplex.
  24. It is lapped like it is suppose to be. It lapped that way so if there is a built up of the liquid form it will drain back into the fire place ,not to the outside of the pipe.
  25. How many seats wher in it?
