    When I tell folks that I have an eight month old son some of them give me a hard look and ask if I'm crazy. (Which I am in some things) some don't believe it. So I have been taking out to some of the real estate going on to meet some of the Realtors. He has his own name tag as my PR person by the way thanks Marc

  5. They should of run the fresh air on out. This set up is going to let rain get in and as you know water will do damage.

  8. RSpermo The items you are talking about is beyond a normal home inspection. It would be something an HVAC Technician would do.

  11. RSpermo the damper and zoned system with a barometric bypass duct from the supply duct to the return duct is what I see in newer system around here

  13. Hi Terry, The unit and white control box on top of the unit is made by Carrier. I did not look to see who had made the dampers. I know that all the system I have installed in the past had to have an bypass.
  14. I am see a few zone system on new two story homes. Some have a bypass duct and damper. Some do not. I am writing up the lack of the bypass duct and damper. The question I have is there a proper way to use a zone system with out a bypass duct. Something like slowing the fan down. Thanks guys

  16. I guess Im right and wrong at the same time. AJ301.4 Electrical. Existing electrical wiring and equipment undergoing repair shall be permitted to be repaired or replaced with like material. Exceptions: 1. Replacement of electrical receptacles shall comply with the requirements of Chapters 33 through 42. 2. Plug fuses of the Edison-base type shall be used for replacements only where there is no evidence of over-fusing or tampering per the applicable requirements of Chapters 33 through 42. 3. For replacement of nongrounding-type receptacles with grounding-type receptacles and for branch circuits that do not have an equipment grounding conductor in the branch circuitry, the grounding conductor of a grounding type receptacle outlet shall be permitted to be grounded to any accessible point on the grounding electrode system, or to any accessible point on the grounding electrode conductor, as allowed and described in Chapters 33 through 42.
  17. Jim, Would you tell me where that is in the NEC. I thought that the IRC said you can replace the receptacle with what was all ready there. This afternoon I will take the time to look that up.

  19. The age of the house decides what I write. If it was required when the house was built I write it up as a safety concern and they need to be installed. If it was not a requirement I suggest that they be installed as a safety upgrade.
  20. You can tell that the basement area was re-done. There is about 12 of these posts. I am going to write it up and they (owners) can have someone else bless it. Thanks for everyones input.
  21. Hi Gary, From the first photos I could not tell that the railing had been done like the piece you have in your hand. That is some nice work and a whole lot better than what it use to be.
  22. R311.5.6.3 Handrail grip size. All required handrails shall be of one of the following types or provide equivalent graspability. 1. Type I. Handrails with a circular cross section shall have an outside diameter of at least 1? inches (32 mm) and not greater than 2 inches (51 mm). If the handrail is not circular it shall have a perimeter dimension of at least 4 inches (102 mm) and not greater than 6? inches (160 mm) with a maximum cross section of dimension of 2? inches(57 mm). 2. Type II. Handrails with a perimeter greater than 6? inches (160 mm) shall provide a graspable finger recess area on both sides of the profile. The finger recess shall begin within a distance of ? inch (19 mm) measured vertically from the tallest portion of the profile and achieve a depth of at least 5/16 inch (8 mm) within 7/8 inch (22 mm) below the widest portion of the profile. This required depth shall continue for at least 3/8 inch (10 mm) to a level that is not less than 1? inches (45 mm) below the tallest portion of the profile. The minimum width of the handrail above the recess shall be 1? inches (32 mm) to a maximum of 2?inches (70 mm). Edges shall have a minimum radius of 0.01 inch (0.25 mm).
