  1. You can touch it once, but it's hard to let go.
  2. Yes, I can sell you a horizontal crack in a basement wall. I have three available all with willing sellers.
  3. I agree. Bring the attic into the conditioned space.
  4. There is also the USS Ling WWII era sub which is only about 15 min from NYC. http://hnsa.org/ships/ling.htm I have been on this one as well. Talk about confined spaces. Provisions in cans were stored on the floors.
  5. I hear that.
  6. I am looking to purchase CRM's and need some advice from those experienced with various makes and models. A friend of mine uses the Sun Nuclear 1027. Thanks in advance. And if anyone has any for sale let me know.
  7. I've slept on the New Jersey with my son's old Boy Scout troop. If you go across the river to Philly you can tour a WWI vintage battleship the name of which escapes me.
  8. My neighbor had a similar situation only the oven dated back to 1954. The family built the house with two kitchens. The owners lived primarily in the basement as the first floor was for looks only, plastic on the furniture, etc. Their second cousin and his wife, much younger than the owner's, bought the house a few years ago and the first floor was like a time capsule, including the the unused appliances.
  9. Depends on the size of the building and condition. Small condo-20-30. Large house, over 150.
  10. Here is a unique situation regarding a water heater, natural gas supplied, natural draft with combustion air supplied via a duct from the large, vented attic. 1996 townhouse and this is the original water heater. There is a closet in the bedroom, at the rear of this closet is a second closet in which the tank is located. This closet is not a dedicated enclosure as the entry door is not fire rated or self closing. I don't know the rating of the wallboard. It is definately a storage closet, not a utility area. How is it that this was approved by the AHJ, it likely exists in all of the other units (over 50 t-houses)? Opinions? Click to Enlarge 39.31 KB Click to Enlarge 60.54 KB
  11. Does anyone have info on how to determine the age of a Triangle Tube Smart 60 water heater? S#: W3181. There is another smaller number on the data plate: P3LBL29. It's combined with a 20 year old Weil McLain boiler but does not look 20 yrs. old. There is a handwritten note on the date plate that says 4 December 2012. Thanks in advance.
  12. Looks to close to the foundation for a 550g. Chicago guys will know that area better but around here the underground tanks are almost always under the sidewalk in front of their multi unit buildings. Jersey City, Hoboken, Newark, etc.
  13. I don't and I make them aware of that. I will often comment on fencing and recommend updating because the fences are almost always too low, have to large a gap underneath and rarely have self closing and locking gates. I will inspect a sub panel in the area of the equipment. There is an affluent town here in Bergen County where the town only recently made it a requirement to fence in the pools and many homeowners complained that they did not want to do the same.
  14. Two sinks in the Master Bath. Glass sinks with no overflow provision.
  15. It seems that the diameter inside must be awfully small considering the overall size.
  16. I'm telling them to replace it with a p-trap.
  17. Is this a modern drum trap? I have not seen anything like it. Click to Enlarge 32.86 KB
  18. That type of mosaic is often caused by sealing the driveway to often, say every one or two years repeatedly.
  19. This is in the attic of a circa 1960's ranch. Multiple layers of composition shingle over plywood. The underside of the decking at the rear roof with northern exposure is stained black. more so toward the eaves. The south side is relatively clean. Any idea on what would cause this? First pic is south side, second is north side. Click to Enlarge 44.97 KB Click to Enlarge 52.43 KB
  20. How large is that owner? I have a pest app lic for WDI in NJ and I never leave that blank. It's one or the other, really. And the form is only valid for 90 days after the inspection.
  21. Upon closer examination I believe Kurt is right. Mullberry. Alanthus has a smooth bark.
  22. Tree of Heaven: Alanthus altisima
  23. Such as the power vent in the attic wired with a lamp cord? Hollow core wood door between the garage and boiler area in the basement? The hardwood floors sanded with a 60 grit and finished with half a coat of poly? It's all good though as the realtor informs me they've gotten the C of O. Click to Enlarge 49.61 KB
  24. It has the word HOT to give direction and that much is correct as it is at the front, but it is so small that it's insignificant.
  25. House is a flipper, left handed plumber maybe. I think conventional is hot to the back.
