  1. That's right. When the local PD arrests a person for drinking too much they are almost always combative and uncooperative. When they arrest a person for smoking pot they are calm and cooperative. If you have any cop buddies just ask them. If pot is a gateway drug I know guys who have been going through the gate for 30 years and never fell into the narcotic pool. Is this thread overly religious or political now?
  2. Jim, I agree. Now there is just a small 98K btu propane boiler in the far corner. No one had any history on the fire, maybe a coal fired boiler. Currently the water is shut off, the propane tank is empty and the house vacant since 2011. The owner is living in an apartment above the carriage house on the property, his wife in the distance somewhere. At various points in history the basement was a tavern and a speakeasy as far as the local lore goes. Walking on the floor in the first floor center hall is similar to a carnival fun house and you don't really need a railing at the stairs as the slope pushes you into the wall. The buyer loved every bit of it.
  3. I"m going to write it up. The damage is such that the framing is weakened in some areas. There are a lot of temporary supports made of 6x6 pressure treated posts and beams supported by the concrete floor. All the damaged areas are, or were, painted white.   4. Does charred wood framing have a lower ignition point than that which is unharmed? I was in a house today with extensive fire damage to about 30% of the first floor framing. Date of construction approx. 150 yrs, date of fire damage unknown.

  6. Installed in a 2005 Nordyne furnace in the blower compartment. Capacitor looks like a manufacture date of 2010. Was it installed here as a replacement? Does not look like factory install due to the zip tie. My primary concern is the exposed connections to 120V. Click to Enlarge 53.01 KB

  8. Is there any evidence that the black tar impregnated Flintkote sheathing contains asbestos? Thanks in advance. Chris
  9. I don't remove the covers either as it will always shut off at least one breaker. I also had a fellow inspector remove a cover and the main came loose. They just need to be completely replaced anyway, why risk life and limb over that. [:-skull]

  12. I find about a half dozen a year. They are usually out of service and do little more than catch on my pants as I negotiate the attic.

  16. Thanks Jim. What about disposer wiring? The area under a sink seems to me to be an issue, the same electrician put a "service switch" ( I have not seen this or revisited the property, that is my client's quote) at the connection for the disposer under the sink.
  17. This cable is run along a now heated porch. It emerges from the house, turns the corner and re enters at the location of an electric baseboard. The owner's electrician is stating that it is a UV protected UF and is for that reason protected form physical damage. That cable looks to low to the ground to be protected from physical damage, such as a person operating an electric hedge trimmer. He sites NEC 340. I'm out of the office for couple of days and don't have a reference handy. On another note, can NM cable be used to connect a garbage disposer? Click to Enlarge 63.35 KB

  20. Which half? Is the split horizontal or vertical? What happened to the other half?
  21. More than once I've gone into places like that while the client exclaims "You're going in there?" I remind them that that's why I make the big bucks, then they laugh.

  24. This is a sub panel installed in a house finished in 2013. New construction over an old existing. The panel is reused from some other location with the cover repainted to give a new look. No manufacturer's marks or labels anywhere. The main in the garage was no better. Why not spend the money on new equipment when using it in a 5 bed. 6 bath house with an asking close to 1 mill?
