  2. Home inspectors have nothing to do with enforcement. The NEC never allowed grounds and neutrals to be connected in a sub panel in the same building. In addition to what Marc said, I'd mention the improper jumper between the main lugs at the sub panel and the problems with an upside down breaker in the FPE panel. The green wire at the main lug is a giveaway that this entire installation is not to be trusted. You might want to do some research to find out when a 4 wire feed for a sub panel was actually adopted by the NEC.The 3 wire feed was accepted for many years before the change was made. Youre right home inspectors have nothing to do with enforcement,Suggesting that something that may not of been a code violation at the time of install is very tough to convince a home owner to repair/change. Thats like saying every house you inspect should be gfi or afci protected whether or not it was code when the house was built,or the last time it was remodeled.

  4. The 3 wire feed issue would depend on when the sub panel was installed as to whether or not its an enforcable issue.

  13. Click to Enlarge 40.77 KB Works the same every place Ive ever done plumbing work anyway. Of course around here we cant lay a san tee on its back the way they show in the picture. And yes we can wet vent a toilet through a sink,thats about it though.
  14. Its not considered a vent untill its higher than the flood level of the highest fixture tied into it.
  15. Theres a world of differance between a gas range and a water heater,Ive never seen anybody pull out a water heater to clean behind it. It would be pretty tough to gas pipe a stove with rigid pipe unless it was in the middle of the roof with no back on it to get access to the union behind it. And the water heaters Ive seen installed in california with flex lines in case of earth quakes were also strapped to keep them from falling over,I dont see any straps on that one.[]

  17. It depends on how bad you want it gone,a backhoe is the most permanent fix I know of.

  20. Vacuam break,Backflow preventer is a bit more complicated.
  21. Well if the stats are turned down really low on 1 or the other it wont run as much anyway,less load on the electrical system. Not really efficient either. Ive seen people do weirder things,too many people watching you tube videos ,Learning to do really stupid things
  22. They must have small elents in those heaters,Or the stats are turned way down. The whole set up looks like trash to me anyway.
  23. Around here underground water service work needs to be either hard soldered or hammer flared couplings.
  24. Ive never seen an install where 1 pipe goes out the roof and the other through a wall.
  25. Theres no problem using an r410a coil with an r22 condensor as long as it has the right metering device for the r22.
