  1. My job is to assess/report the condition of the house so that the client's prospective investment in it is protected. Just another way of saying what Les said.
  2. Simply a clear space 30 inches wide. Panel can be anywhere within that space.
  3. Keep the fire alarms away from the kitchen. In a cathedral ceiling keep it at least 4 inches away from the top but no lower than the point where the two ceiling surfaces are 6 feet apart.

  5. I'm sure there's much more to the house than just that. You might consider the services of a home inspector.

  8. My TT is a 2002 Northwood Nash. Didn't have propane/electric water heaters back then, as far as I can tell. Refrigerator/freezer is propane/electric.
  9. Sometimes, if supply registers are too close to the thermostat (on systems that rely on the temperature sensor within the thermostat, i.e. un-zoned systems), this sort of short cycling may result.
  10. I'd like to put one in my travel trailer on account of the current storage WH in it being only 6 gallons. It would please the spouse. Don't want it, don't need it, in my house.
  11. I don't see how it could be normal. Lots of possible causes. Definitely needs the evaluation, but include the symptoms in your report so the tech knows what to look for.
  12. I've heard that they also do not last as long as storage type heaters, and encourage the wasting of hot water. They're still favored by those with a desire for unlimited hot water and don't mind higher investment and operating costs.
  13. I haven't done virtual attendance before. Is this something that requires vocal participation? Or can you just watch?
  14. I doubt any EPDM manufacturer gives instructions for laying his product on top of shingles. This is an example of a 'contractor gone wild'. I'd just state it likely violates the manufacturer's installation instructions so if it holds, its because you're lucky.
  15. Nice looking but there's no slack in the wires. I once almost got fired from an oilfield job for failing to provide slack. Slack is needed in case a breaker connection goes bad and the wire needs to be snipped, or if the connection needs to be moved to a breaker further away.

  19. I don't know the details of such systems, never worked on one, but I doubt the water pressure in that coil is relieved during the summer months. I suspect the recirculating pump is simply turned off, leaving the coil still pressurized.
  20. Maintenance may have missed it. I'd check closely for leaks in the coil that gets water from the water heater.
  21. Tell me about your central heating system. Is it electric, natural gas, or does it use water from the water heater to warm the house?

  23. Thanks Bill. That's pretty much how my summary went: This was once a magnificent and beautiful house. Like many such plantation houses I’ve seen, it has fallen victim to ‘deferred maintenance’ and now teeters on the brink of doom. It is not too late to repair it. Its framing still stands as it once did, waiting for the right person to come along and love it.
