  2. Found this in the crawlspace of a split level that sets in a 100 year flood plane. Click to Enlarge 72.22 KB Don't know, but it may have been easier to raise the foundation 3 feet and be out of the flood plane, but than what to do with that old claw foot tub?

  4. Jim, You can see smooth faced brick coming up from the attic floor and then it is concrete headers and cement block till it reaches outside where it transitions to a wire cut brick. House about 80-90 years old, before cement block were used for chimneys. Just my read of the picture.

  6. A new cap and top section of tile flue should do the trick. Recommend that a expansion joint is put between the concrete cap and clay tile flue, this should help prevent the cracking of the tile. A cover and screen will also help keep out the rain and birds. With the gas logs, was there a hold open clip on the damper? If no, I would recommend one be installed for safety. How was the operation of the damper? After all these years with an open top many damper have given up the ghost in my area, don't now how much rain you get there. Of course, all this should be done by a highly qualified tradesman that understands the proper way to rebuild a chimney. Wonder if we have some illustrations on this forum showing how to build or rebuild a chimney?
  7. Terry, I was perusing the real estate services section of our local Graigslist and came across what us CAI "branded" Inspectors are up against in this non-licensed state.   10. Could they have been planning some type of low voltage or remote control system that would have put a receiver to each light and outlet, controlled by a central computer? I have visited some Homes of Tomorrow that had everything wired through computers, but never got to see behind the scenes how things were wired.
  11. Look at that, Mike's post shows a "Pediment" over the front porch. It has the Raking Cornices, a Horizontal Cornice, and vinyl covered Tympanum. If the tympanum is filled with sculptures, it could have been built by the Greeks and we should notify the Smithsonian, they may be looking for a missing archeological treasure.
  12. If the system runs into a sump crock, you may be able to caulk the plastic covers to the wall and floor and use the crock (with sealed cover) to place the vent pipe. A smoke candle would be needed to find any leaks around the walls and floor. Most of the Beaver drains I see are allowed to run into a floor drain. Caulking the system would not work, a sump pump and crock would need to be added.
  13. Where that chimney sits (centered on the ridge of that brick section of the house) tells me that there once was a fireplace below or at least a flue for a stove. I see the house in front of the brick section is made of stone. Is the stone section the oldest? Someone has had their way with the roof lines, you could almost call it rape.
  14. Most face wall veneer is laid up to stand proud at the side wall, so that the siding would butt up to (behind) the face. As Mike's example doesn't show an outside corner detail like that, the builder could say that his way is the right way. You will have to look around the community for the detail that you think is right (I think what I described is right for my area) to prove to your clients and the builder that what he did is abnormal.
  15. Are washing machines designed to pump water that high? With the flex pipe and the kink at the end, the washing machine has to work overtime to pump water. And where's the trap? Maybe it's the angle of the picture, but that horizontal drain looks like it is sloped the wrong way.
  16. Maybe they laid out the 5 inch exposure from the top down to avoid a small strip of shingles at the ridge? Or they couldn't figure out those complicated instructions on the back of the shingle bundles. Whatever the reason, I'm sure the installer had a scientific reason for it, they alway do.

  19. Found this Danish prefab fireplace system on the web, http://www.isokern.net. This could be what you were looking at, as the website does show the ability to offset the blocks.

  22. Bill, How did you take the pictures, was there a vent on the plenum that allowed you to get your camera into and snap the shots?
  23. I am somewhat two-faced when it comes to payments. I accept only checks or cash for my business, but only have a debit/credit card for my personal bank account. If a service or store won't take debit, I go elsewhere. I am seeing more bank drafts from my clients as they also have went to paperless banking. I am looking into accepting cards for that reason and also think having cards listed on my website may keep potential clients from going elsewhere.

Great to see a problem solved in a little over two day, but should we not point out to the young lady that the front of her roof (cobbled up with all the peaks and valleys that die into sidewalls) is her next problem. This may be tied to Jim's analogy. Plain roofs cause less problems than fancy roofs. I like plain roofs, they leak less. Also, looking at the Lady from Springfield's pictures leads me to think that there is wholly inadequate ventilation. Houses in that mixed climate (hot sticky summers/cold damp winters) require lots of ventilation. Might be interesting to see a copy of the Inspector's Report. Things like this are teachable moments for young and old alike.
