  1. Ok' never seen that but they sure didn't follow the code, not that I do a " code" inspection. They piped it upstream before the waste, and the waste ran uphill. Plus they used some weird cloth with epoxy for the joints Click to Enlarge 12.46 KB Click to Enlarge 14.96 KB
  2. This is a weird way to vent a kitchen sink. Anyone seen this before? The waste is on the right with no vent above the waste. where you would normally see a vent or a studor vent. The pipe runs across the back of the cabinet and down into the crawl where it ties into the waste again. What the heck? Click to Enlarge 30.93?KB
  3. I hated to do it but I made an agent drive 20 miles one way to turn on the breakers. I do not turn on breakers that are off because they could be funcitoing properly and kicked off, or someone could be working on the house and wires be open unbeknownst to me of in this case the house had been winterized. In this case the house had been unoccupied for several years. AM I the only one or do some of you actually turn on breakers? Do you charge the buyer for a second inspection to make another trip once the realtor or someone has turned on the breakers and if so how much just to look at electrical?

  6. Here is the weirdest thing I have seen on an inspection. It appears that two cats were in the attic and could not figure out how to get out so they tried to squeeze there way out of the facia board. Actually pretty horrible.   8. I don't know that simply ignoring them will make them go away. I have been doing this since 95 and most of my jobs still come from realtor's. I operate in a small town where we do not have a lot of turn over so once folks get here they usually stay. I get a few from past clients or referrals but not many. I have tried various marketing to work around realtor's, but no luck. I am starting to get more hits from mortgage companies from my website but that is a work in progress trying to get indexed in a larger metro area nect to me. I use to do more construction and did not relay so heavily on HI's but the business closed so I am relying more on HI's right now. Trying to rebuild my construction business as well. This area has been hit hard by the economy.

Does anyone know of any legislative actions anywhere, pending or otherwise, that prevents real estate agents from using or recommending ONLY their favorite inspectors like has been done in the mortgage industry with the appraisers. It seems to me that is a patent conflict of interest and encourages those inspectors that are tied to Realtors for all their referrals to be less than complete on inspections.
