  4. Martin You would take one end of the lead and place it on the patio cover.The other end of the lead you would place on the bonding wire. Now when I say bonding wire we are usually talking about somewhere in the vicinity of the pump. I made a device based on Norm and a gentleman by the name of Burt Silver. It was a fishing rod but the line in the fishing rod was wire. On the base of the fishing rod was an electric meter. At the end of the line (wire) was an alligator clip. I use this for couple years however it was a pain neck. If I remember correctly I was able to check the bonding of the pool by putting the line in the water and the other alligator clip on a known bonding surface. Mitchell miss you Norm

  7. The reason for a 6" minimum is you don't get a large backsplash. If you go down to 3/4" that water will backsplash and may cause harm or damage. Captain
  8. It is not an assumption it is fact. I have viewed and reviewed reports from home inspectors that get referrals and the majority of then go easy on the house. I'll make this simple for you. Not all home inspectors that get referrals from Realtors are friendly to the house. Some are some are not. And you answered the hypothesis, no I don't have to remember or think who my client is. I have no problems with inspectors who get referrals. Just give your client a disclosure stating that you have solicited the Realtor for referrals. I think it will help you in court when you tell the judge that my client knew I solicit Realtors for referrals and just because I solicit Realtors doesn't mean they are my client.   9. Because I have viewed and reviewed many reports from "inspectors" in our profession. My favorite comment from those who do market Realtors is " the condition of the roof is average for its age." We all started the same way calling on Realtors. At some point in time I realized that in order to truly work for your client you have to decide who that client is. Captain

    Wilma

    Four houses on my block are concurrently have new roofs installed due to hurricane Wilma. The first house on the right has failed the final 4 times and when it rains it leaks. The house in the background has been dried in and passed its dry in but leaks. The home on the left is in the process of being dried in, it has a red tag but I haven't read it. The house to the right of that has been dried in but no red tags. One of the roofs just finish on my block leaks. The roofing contractor told her if he comes out and doesn't find a leak she will be charged a service charge of $150. 7 out of 10 houses on my block got or getting new roofs. The prices went for 6-8 G's before Wilma now 12-16 G's. It takes about three months from rip off to final. Most of the roofs are done by out of town crews paid by the roof.   13. Unless you look up the manufactures specs you really don't know the size. So lets just say that the compressor and coil are off 3000 btus from the plate then they match. Or they can be off by a ton. The point being that this unit has been in service for six years and now there is a problem with "mis match" bull crap. Captain

  16. Mike I really hate this topic because it can go on forever. The prescribe test for garage doors is dumber than dirt. Place a 2X4 in the "middle" of the door, that sure tells you a lot. If you can find a human or pet 2" tall that will be in the center of the door that test will work great. However their are not too many 2" people running around. I've been testing garage doors by hand pressure for ten years, broke a couple never paid for one. Never had a call from a technician and never paid a service call because I made a wrong call. Just because something is law doesn't make it right. It just dumb. And if I ever went to court I would set up a demonstration were by the door would reverse with a 2X4 in the center but not 2' from the sides. Then I would put a kids bike with a big doll as a rider on the bike. I would then push the button and as the door crushes the doll and the bike, the defense rests. Captain If

The opener should be repaired or replaced Recommend having item(s) corrected by a competent professional licensed garage door technician. Cost Estimate: $75 - $350" Now what does that do (hopefully)? It brings in a technician to check the door, repair the door, cover my axx, and my client has someone to sue. Captain

  19. The HVAC guy is probably correct. The unit will ice up if the refrigerant is low. He uses the term freon versus R-22 because either he doesn't know or he talks in terms in which most people understand. My question to the HVAC tech is why is it low on "freon"? Leak? If coils are blocked it will also ice up. This can happening in new constriction if they run the ac during construction without a filter. Captain
