  1. When a recall is announce on a product found to be defective all of the product is recalled not some of them. Why, because there is a chance that something bad will happen. There is no recall on FPE but there is enough documentation for a independent home inspector to recommend, advise or suggest the panel be replaced. If an electrician signs on the dotted line saying the unit is ok so be it, I did my job. If your client is the Realtour than it's your job to go lightly on FPE. Cave dweller
  2. I just had a new electric meter installed. Of course it's digital and it's read by satellite. No more meter readers. Can the monkey cam be far behind. Captain
  3. I was doing an inspection on Monday, the seller was the agent owner. Actually both of the sellers are Realtors. I introed myself and went about my inspection. Five minutes later the male Realtor says to me"I'm a Realtor and you can tell me everything because I understand" I just said ok. I came inside to inspect the interior. As I set up my computer in the kitchen the other selling Realtor introduced herself and ask me how long I was doing this I said about 11-12 years. She said "I'm glad because that means you know the difference between cosmetic and functional." My reply ok. "She then said you are going to inspect to the contract?" I said "I'm sorry but I didn't read your contract but I will do the best I can." No other conversations until I say " I done." The male Realtor says "wait a minute you're not done yet until you tell me and show me what's wrong". I said no I can't and he said 'I've been doing this as long as you and I never had an inspector refuse to tell me the results of the report." A short discussion took place and I left. If we as home inspector don't change and rid ourselves of the Realtor coattails we will make the appraiser look like saints. If you are offended I will go back into my cave. Captain
  4. Request that your client receive all manuals, guarantees, and contracts related to recent improvements. Suggest to your client that they obtain a permit record of the unit. Find out what is and is not covered by HOA or Condo Assoc. And look like you know what you are doing. Captain

  7. Your report is very confusing. You have picture numbers and item numbers and they don't match. They should be posted in a logical manner. Like start with number one and go from there. And item numbers should match picture numbers. The body of the report is hard to read and understand. I'll stop now. Captain

  9. I'm sorry but based on what I see of the building exterior they did the best the could. I'm sure it is a leased facility and they may not be able to destroy the exterior of the building. I would rather pay for glass panes then to destroy what property I have inside. Captain

  11. If you go to the eaves in the attic you can tell. However that alone will take at least an hour. If South Florida you would have to crawl, we don't have real attics. Most of these inspectors are home inspector. Captain

  13. It is not our job to baby sit our clients. It is our job to tell them what we saw in their prospective purchase. It is our job to explain what we saw and to give them some idea what it is going to cost to get it somewhat right. When I'm done with the inspection I am done with the client. If the client needs me they know my number and my email. Move on. Captain

  22. I think by opening the hot side on the faucets and washing machine it let air into the supply lines. Which then gave the water heater the needed air to further empty itself. Captain
  23. The seller closed the gate valve. There was no vibration. I did not open gate just made sure it was turn off. I opened a number of valves, no hot water through any faucets. The water heater started to leak pretty soon after I turn on the washer. Before a drain cycle. And a mixing valve should not send water back into the system that's cross contamination. And it was a lot of water leaking. I think I know what happened now but let's see what else we can come up with. Captain
  24. As I asked my seller a few questions he tells me the water heater is not working. As I pass the water heater I test the gate valve and it's closed. I turn on the kitchen faucet and no hot water, actually no water coming from the hot side. I do not test the dishwasher. I go to the washing machine and start a wash, now I always start at hot water then change to warm then cool, then back to warm. I realize that it's not working on hot because there is no hot water duh. I turn it to cool and go about my inspecting duties. I look down and I see the dreaded footmarks, that usually means a leak. The water heater is leaking internally and coming out around the bottom drain. Can someone explain that to me,please? This is 90 minutes into inspection and the water heater starts leaking very soon after the washing machine starts. WH and washer same level same room. Captain
