  1. I'm pretty sure that all of the major professional liability coverages will cover third party issues. Once it is out your hands, you have no control over the reports use. It makes no difference if you have Copyright or whatever on it, you still reported it and folks will still use that information and hold you accountable right or wrong. The E&O coverage is to help protect you.
  2. Does the house have a sillplate? If so I would think straps of some type, or even something similar to what we see with manufactured homes. Honestly, I'm not sure if I would even worry about it if you are not in a high wind or quake area. Think of all of the older homes that are just sitting on top of their foundations.
  3. Sure, if you see the siding is an issue I would say something about it. It would be the appropriate thing for you to do, IMVHO. Why do you think you might get kicked out of TIJ?
  4. I have my camera set on the lowest resolution it has, I think it is called email or PC setting. Most of my photos are in the 100mb to 150 mb. They are more than enough in size for HI work. I try to take a good picture the first time and review them to make sure while I'm on site. I only take pictures of problems. Since I have been using digital cameras (I think about 1998) I have always used the lowest setting and as far as I know have not suffered any from it.
  5. Stump grinder! Neighbor had a similar multi-trunk stump removed for $400. Left enough mulch for the neighborhood.
  6. I got a call last week about a leaking master shower on the second floor from an inspection I did two months ago. I flooded the tile shower a couple of inches as I normally do, checked the ceiling below with IR a couple of times and nothing showed. No signs of water seepage, etc... Contractor said it had been going on for a long time.... We can only do so much and as my agreement states, I'm not Superman!

  8. My first thought is that the brick will be too soft to apply any coating much less a Portland cement based stucco.
  9. I had to look up "fenestration", dang that's a $5 word! The word "Windows" is a heck of lot easier, IMVHO.... Fenestration refers to the design, construction, or presence of openings in a building. Fenestration includes windows, doors, louvers, vents, wall panels, skylights, storefronts, curtain walls, and slope glazed systems.
  10. A good average that I have seen will be in the $30 to $35 per square foot of material. This is tear off and replacement but then you need to add in the cost of replacing all of the landscape and cleanup for the area. But is also depends on the location of the home, I have worked several litigations cases involving new construction screw ups over the years and have seen it as high as $57 a square foot.

  12. I need some help trying to ID what this type of chinking is called. The gap between the logs has EPS foam then a flexible tape like material that is covered with what looks like a synthetic concrete(think EIFS finish coat) to finish the look. Click to Enlarge 61.55 KB
  13. Folks don't realize that the individual homeowners and auto policy that we all have are not the largest source of income for insurance companies. They make most of their money from investments and commercial loans. Homeowner coverage cost them money so if they can lessen their risk and payouts the more money they have to invest. It's a numbers game! Every so often they purge what they feel are higher risk.

  15. The Apollo systems uses water to provide heat. If you are wanting to add AC, that will require the addition of an evaporator coil which will use refrigerant and not water. Listen to the HVAC contractors. Honestly you would do better getting rid of the 1990 system and putting in a new high SEER unit.
  16. Be careful, the Pledge is great but it will make it slide like a new French Guillotine! I'm a petite 6'1" and 260lbs....
  17. I have the X&C that is rated for 300lbs, it is a little heavier but built with more gusto than its little brother. The only issue I have with it, is that when it is fully extended and it is time to retract the sections it can look like a modern dance routine when you are trying to close it! I highly recommend wearing gloves when closing it! I have the 780P model, I think I paid $249 for it on Amazon last year.

  21. That is not Hardiplank! That is a fiberboard siding product.... It is doing what it does when it's core gets wet. It looks like it might be LP (Lousiana Pacific)siding.
  22. Yes, it did! WRB behind vinyl was started to be forced in my area around 2008. Homes built prior to that (including my own home) do not have it. Inspectors pretty much never report on it.
  23. 1028's cost a couple hundred more and are a better machine. $795 for 1027 is kind of silly..... Me thinks they are trying to force folks to the 1028 and 1030 Anyone know anything about the CRM called Radon Scout Plus?

  25. Yep, it needs to be free standing... I'm seeing it on new construction in my area.
