  1. I think it is more like home inspection reports follow the SOP. I find the ASHI SOP fairly simple to read. This is what you do; This is what you don't have to do. ASHI never receives money for allowing the various licensing authorities to use their SOP. Around 30 states use or their SOP's are based on various versions of the ASHI SOP.
  2. I'm going with missing underlayment or like Mike said about it being installed wrong in that area. Look at all of the other dark spot in the same area, it looks like it has done it before.

  4. You need to do something to SEO. I went to page 5 on several cities in the areas you work and finally found you on page 5 in a couple searches. Get a list of the cities and towns you work in on your site, they will be picked up by the search engines. Right now your website is basically invisible if folks are looking for a home inspector by their city or town, and this is how most folks search for home inspectors!
  5. Yes! The most important thing of all, and that would be a really good website! Everything else you have posted is just stuff that pretty much everyone else is doing or has done. The website works for you 24/7 and it can't be a "Cookie Cutter" website, your site needs to be original and it must have great content.
  6. I thought that the main problem or issue with CSST was that a lightning strike would punch a hole in the thin wall of the CSST instead of being dissipated by thicker walled black steel pipe. I'm with Jim, I don't see how #6 copper wire is going to do more than #14.
  7. It was his personal RC quadcopter, not the governments. The news cast I saw said he works for the government in DC and he lost control of it and did not know where it crashed until he heard about it on the news that morning.
  8. Ok, I found it?... With the case that I was on we had the Blueprints and the architect had detailed the slab as being 1.5" higher than the exterior porches, etc. This made it easier for us. In the IRC it is not spelled out in inches how high the slab must be above the grade. We also used from the IRC R401.3 Drainage? It basiclly states: Grade shall fall away from the foundation a min of 6" the first 10' .
  9. I had a case that I was an EW on about 8-9 years back with the exact same problem. I'm not sure if I can put my fingers on the case but the height of the slab in relationship to the grade is covered under code but if I recall properly it is more along the lines of the slab must be higher than the exterior grade but it does not spell it outing inches.. I'll see what I can find.

  12. Septic systems have become a "Hot Button" issue? It is very important that you look at getting it approved before you do anything else...
  13. I'm doing bank draws on a home that has about 1500 sf of radiant floor heat in its bathrooms and dance studio. They are using a tankless unit with a 5 gallon electric water heater, similar to what is needed for a recirculation pump on a tankless system. I was asking about this just last month when it was being installed. The contractor said it was the best and really the only way to install it so that it works properly.

  15. I had a Trifecta yesterday! AMSV, EIFS and Vinyl cladding all on one home! All three were leaking or improperly installed. The AMSV was the "dry-stack" look, it was buried into the ground, no weep screed, etc.. The EIFS had no sealants at any penetration and the EPS boards were never rasped, base coat was too thin and it butted right up to the AMSV with the EPS board being visible at the corners. The vinyl was a train wreck with improperly installed "J" channels(cut too short) and leaking into the walls due to no WRB. Home was built 3 years ago! It was also ugly!
  16. I would also say the porch is not original to the home. Most likely the home had a stoop or steps with a small entry porch. At sometime the sides were added on. Could be fill or even a suspended slab? Something has moved, settled (earthquake).

  19. If the FD is telling you that they don't like the panels locations, then arguing the point no matter what you find in documentation will be a moot point. Just like the AHJ (which in this case is the Fire Marshal or the FD) codes can be adopted, dropped or modified. What does the FL building code and or the NFPA say about it? I have found that it is best to not upset or rattle the cages of those who have official authority!
  20. FYI, those Pro Siren plug-in detectors are about as accurate as throwing darts in a dark room with your eyes closed and behind your back! With two mitigation systems going and with everything being sealed, I would not put much trust in that plug-in detector.
  21. I love just opening the top and it turns on in a second or two! The battery life on the Macbook Pro with the SSD storage is unreal. I'm getting 8-10 hours on a charge.
  22. I just picked up a new Macbook Pro a couple of weeks ago, its a great machine. Big change over a PC but it is a change that I'm going to like.

  25. As I recall, DDT is not particularly hazardous to humans. It's still used today in many countries. The problem was that it devastated bird populations by causing their eggshells to become thin. It's possible that the only reason we still have bald eagles is because of the ban on DDT. Given that malaria is not a big problem in the U.S. the ban here is probably an unequivocal good thing. How would bald eagles become exposed to DDT? Was the stuff used in wilderness areas that these birds thrive in? The eagles got exposed it was thought mostly through fish... Fish eat bugs that were coated with DDT then the Eagles would catch and eat the DDT tainted fish and it was then passed into the eggs...
