  2. Approximating costs is not the same thing as bidding on a job. Not even close. How many times have you heard a realtor say, "it just needs a little paint and trim"? Are you aware that casing, base, crown and a fresh coat of paint for a 12×14 room is around $1000 in materials? How many first time buyers do you think are? I didn't pull that out of thin air, that's what I spent on my daughter's bedroom last summer. I work for my client. If he needs a number he gets one, but I often find it more helpful to describe a scope of work. They have even less of an idea what goes into the remedy than they do of the costs, and the sharp ones will begin to tally their own expectations. And no, that is not "designing" a repair.
  3. Everyone in the inspector groups on Facebook always recommended the 17' little giant or Werner. I find that size hard to handle. It's too big when I need a small ladder and too short when I need a big one. I carry 300# rated Werner folders, 15' and 22'. If I need to make more than one trip or plan to spend more than a few minutes at height I grab a real extension ladder. They are far more comfortable to hang out on, and easier to set up. I wouldn't be worried about Denny's ladder as a step, but I wouldn't be comfortable on it fully extended.

  10. That is very much like the meter in my house when I bought it. A new service was part of my 203k, and the power company wouldn't let me keep it.

  16. I bet all the work boxes look like that. When I foamed my addition I taped the boxes to avoid this.

  19. If the foundation was moving the cracks in the parge coating would more closely match the distortion in the window. There is a reason the manufacturer calls for backer rod and caulk.
  20. I have a xyLED MD50. Hi and low beam, plus strobe and sos functions try not to use. Focusing lense. It came with a 2100Ah 18650 and charger, a AAA adapter and a nice case for less than $50. Since I busted my teenager with an e-cig, I also have a pair of 2500Ah 18650s that I kept when I tossed his vape in the trash. This is my go to light. My backup is a $10 Eveready led that came with batteries. My backup backup is my $60 Coast that I have to smack to get it to turn on (despite 2 warranty repairs).

  22. I installed some Boral, it is very inconsistent. All of these are inverted T&G products. I can imagine the top facing grooves filling with enough water to pop adjacent panels when it freezes.
  23. Real estate listings are horribly inaccurate. In my area, most buildings before 1880 are listed as built in 1900.

  25. Where's the intake? Either in the wrong zone, or the furnace is approaching 30 and should be replaced anyway. Discuss venting location with your HVAC contractor as part of the new system design.
