  1. I hadn't thought of that. I would worry about the life expectancy part of her advise though. That may come back to bite unless you use only the appraisal life expectancy charts.

  5. If that is a city lot, there is plenty of room to get to them. I've seen a lot harder.
  6. I HAVE A 6MONTH OLD EXTEND & Climb. It's Rated 300lbs. That is what I need. It works great. I feel safe and it woks great. I ordered mine through the local Do-it-Best hardware. Over $200 though worth it.
  7. Only appraisal rules require a closet for a room to be considered a bedroom. However in Illinois a room below grade should only be considered part of a finished or unfinished basement. Appraisal rules have no bearing on our inspections.
  8. You can call ups and have a prepaid pick up ticket issued and they will pick it up from Jim. I think however there should be a small fee for the trouble of packing and handling. Also how do you insure it's return? I think the idea has great merit.

  10. I think much applies to HI's. Many believed the get rich quick ads. Now that it's work, many will get out. I have heard from some here that it's not worth it to them to spend hundreds on a license and much more on insurance. They will go do something else.
  11. This is my first year so all I can say is it's not a great one. I realize it takes time to build a business so I am not worried. I knew coming in it was not a get rich quick business. I building one inspection at a time, trying to make sure each is the best I've done yet. My customers seem to appreciate it, most of them refer me to another customer. I look at the economy as a plus. Some inspectors may feel its time to get out, other people may decide not to get into it. Either way I think its a good time to be an inspector.
  12. I will show the client how to operate some things. It's just a courtesy. Many people have never even thought about where the hot water comes from let alone one end of wrench from another. I do not take things apart. If something happens after then I am to blame. I check for activation, water temp, proper flue and draft, proper connections and a dirt leg. End of water heater inspection. My inspections are a couple of hours minimum now. If I started taking things apart who knows how long it would take.
  13. I lost um track of um the number. Um does more um than 75 "ums" win anything? Um this may um be good um if your um having um trouble um sleeping.
  14. I have done one or two. I let the customer know mine is a visible inspection. No IR and a lot less $. It's more a weatherization inspection and a conservation of energy audit. Most clients can save a bunch just by tightening up the house, turning things off and upgrading some insulation and appliances. It may not be a true audit but my customers seem to feel they get their monies worth.
  15. Thanks guys. The pics are a little blurry, time for a new camera? Maybe it just the guy taking the pictures. The furnace is well maintained. A tech has signed off on it a least once a year if you can believe the stickers on it. The filter looks like a bear to change. I thought it was original. The other units have newer ones. I thought it was funny that a new AC unit was put on such an old furnace but it functioned very well. The thermostat is an old one too. I think a new unit with a programable thermostat would pay for itself quickly. The condo is being bought to be rented out as an investment. The tenant will pay the gas and electric so I don't think my client cares a lot. Thanks again.
  16. OK maybe a brain fart here. I can's determine the age of this Lennox furnace. It's not on the chart. The only Identifying number on the unit is GH6-100C-1 It on two plates. I cant find anything else. Anyone care to guess an age? Your help is appreciated. It works fine and has a much newer AC installed. The building is a little over 40 years old.   17. Is that pent roof in the garage? I have heard arguments that no felt is needed if the area will not be heated. Anyone else? It's short sighted because so many people use thair garage as another room or workshop. But as I understand it: if the space is not heated there is no need for felt because there would not be the same condensation or moisture issue as there would be in a heated space. Many outdoor sheds are roofed without felt paper.
  18. I've built 100's of decks. 95% were self supporting. Most were on newer construction. In the midwest I always tied to be at least 1 rise below the door so the customer did not have to push snow every time they opened a storm door. This often times would mean their was little to bolt a ledger too. Self supporting was a little more labor and material but usually easier. Rick

  22. In todays inspection I came across a Mueller Climatrol furnace. There is no Mod# on the plate. The serial number is 4BO That is it. It is rated 150,000BTU input and 120,000BTU output. The furnace is about the size of a VW beetle. I know Mueller was bought and sold a few times . Last by Fedders. Fedders changed to only window units in 1980. Anyone got anything else? It fired up great and has a Bryant condenser unit outside that seems to work fine. No luck getting to the A coil. Buyer tells me the seller brags about how great the furnace works. Right!

  24. Interesting enough the village will not say until I file a freedom of information request. I guess that good. I'll indicate the possibility in the report and even that they could file report to find out. It 1.5 hours to close for a holiday weekend. I don't think I'll get an answer in time.
  25. That makes sense. I'll check on the permit but because this is a flip and an obvious one I don't think anything had a permit. Thanks for the help. Too bad the guy didn't tell anyone to empty the jar.
