  3. Here's my first draft. . . Safety Concern There is certainly the possibility that some, most, or all of the other condominium units in this building are also wired with aluminum wiring. If so, it’s my opinion living in this building would pose a very real fire hazard.

I will tell my client not to move into the condominium I inspected for him today until the condominium, now wired with solid-strand aluminum lower branch circuits, is completely re-wired with new copper wiring. And, I will tell him why. Now, if this was my daughter trying to buy a condo in this 24-unit building, I wouldn't let her, knowing there could be 23 other units there waiting to catch fire. Should I relate this concern to the buyer as well, and if so, what language would you suggest?

  7. Why would someone install a tempering valve on the hot water heater pipes? Wouldn't one just keep the heater's thermostat set at 120-125 degrees?
  8. Am I the last one to see/hear the trip-alarm built-into the new-fangled type of GFCI receptacle serving a ground-water sump pump? Took me about 2 minutes to find what was beeping. . .

  10. I think a better approach is to first tell where the problem is: "Up in the SE corner of the attic, there is . . ." Down at the middle of the rear basement wall, there is . . ." I didn't always used to do that, but I think Katen does, and that's good enough fer me.
  11. Lack of brevity. Some people just go on and on. They keep talking about the same issue in multiple ways. They can't just state things simply and concisely. They feel the need to hammer the issue in from many angles. They just ramble forever about that which could be easily stated in one sentence. They just go on and on and on. . .
  12. This has happened with me a few times. Most recent one was finding catastrophic termite damage to wood framing on half-height basement walls. Came back a few weeks later with second client, and homeowner had covered the damage with batt insulation. Saved my client half his fee.
  13. I'm betting that's true for about 50% of the population. I like to relax and read a book in the tub. My wife thinks it's gross to use a bathtub (or a hot tub, spa, etc.).
  14. Hard to see in the pict, but the sloped back of the tub, where your back would comfortably lie against, is under the tub spout.
  15. Yes, with no way to easily reach the shower valve/faucet while sitting in the tub.

  17. I returned mine a week after I got it. I agree with all you said, except I also hated the small size; poor ergonomics for my hand. Also kept confusing charge ring for ring switch. It really sucked. Fenix returned my full cost.
  18. The straps do run through the truss web, and there is a mirror-image 2x4 & blue strap on the opposite side of the truss.

  20. What is/was the purpose of these 2x4 blocks strapped to the basement TJI ceiling trusses? The top edges of the blue straps appear to have been cut, so I though they were straps used by a crane or some such to set the trusses. However, the block/straps were only on every other truss???

  22. Did a job for a friend recently, and they just did their final walk-through yesterday. He discovered the front exterior light fixtures didn't have any bulb sockets; they were just *decorative*. I just looked for big-ticket items and never even checked lights. Regardless, anybody have a clue why anyone would install such?
  23. What is this lever for on the left side of this gas-log fireplace? I don't think it's a damper control, but maybe an intake-air control???
