  1. You can put circulation pump on a tankless water heater, many of the tankless manufactures make circulation pumps for their tankless units.
  2. Photo looks like it's less than 3/12 pitch. Some shingle manufactures will allow a bare minimum of 2/12 pitch, however they typically recommend two layers of roof felt and/or full ice shield underlayment.
  3. Interesting, I have never seen anything quite like that. I did see a place one time where an RV caught fire in the street and it melted the vinyl siding off the front of the home.
  4. You might want to consider updating the whole HVAC system. Some of the newer inverter/variable speed heat pumps are very efficient and are heating all the way down to around 9 degrees with heat pump only. Lennox makes one of the most efficient air source heat pumps called the XP 25, it's also solar ready and has a 23.5 Seer Rating.

  6. Is anyone out there using the new "Seek Reveal Pro". For $699 this may be the best entry level thermal camera out there, has 320x240 resolution.
  7. Looks like poor sanding or lack of experience using a drum sander. The only way to fix it is to start over, or just live with it. Using a wood conditioner can help achieve a more consistent stain.
  8. I've seen it, but never in new construction - that wouldn't fly around here. I told them to move it because a fire in the garage could spread to the attic. Once, the contractor addressed it by installing an intumescent collar around it - a pretty fancy solution. Most of the time, I think people just ignore that recommendation. By the way, you should probably avoid using terms like "fire rating," "rated wall," or "fire wall." Those terms have very specific meanings that don't apply to the wimpy assemblies that we use on single family garages. A better (though admittedly awkward) term might be "fire separation." Yes I agree "fire separation" is a better term to use. I really don't see how the drain pipe termination is any different than having a 1" hole in the ceiling, which is not allowed.
  9. Found this on a new home the other day. Typical furnace/air handler located in attic. The secondary condensate drain (coming off pan) terminates out garage ceiling. I called it out for compromising the "fire rating" between garage and attic. Builder stated that City building inspector approved it.   10. It's definitely not built into any of my Windows 10 machines. Did you upgrade and perhaps carry it over from an older machine? Yes I upgraded from Windows 7 to 10. It must have just carried over. Resizer works like it always has.
  11. No I am using Windows 10. I guess it's just a built in feature now. Still works like it did in earlier Windows XP and 7.
  12. Most software programs have built in photo editors, at least mine does. However you might want to try downloading "windows powertoys image resizer".   13. It's very common to find minor fungi growth and/or darkened roof sheathing in attic, especially down below eaves. Based on the photos, I would recommend a qualified contractor treat and remediate fungi growth as needed.
  14. I have been using Home Gauge for the last 8 years. In my opinion it's the best HI software out there. Like any software you will find things you don't like about it. Also be aware that not matter what program you buy, nothing is ready to use right out of the box. The templates are a starting point to build off, always try to use your own wording and make the report your own.
  15. It's hard enough to find a good HI app that costs money. I have only found about 2-3 apps from software providers that are even worth using. I use HomeGauge Companion along with the desktop software.
  16. If it were me I would see if 3" ABS/PVC will fit through the 4" PVC. If it does, I would sleeve it and replace all the 4" with 3" and eliminate the need to reduce drain size.

  18. First time I have seen this before. New builder in area is building homes with a secondary ventilation strip that runs full length at both sides of home. Seems like a good idea as ventilation issues are commonly found down below eaves. The home has ridge vent, soffit vent, and these additional vents placed low on roof a few feet above eaves.   19. Can the client save or print out the report for his records? Marc Yes clients can print report and can save them as a PDF if they want to. Reports come through much better in HTML, pictures enlarge when clicked on.
  20. My reports are delivered in HTML format, user name and password protected. I get email notifications when reports are viewed by clients/Realtors and if forwarded to third party.
  21. Look at their sample reports, outdated check list style, unprofessional in my opinion.

  23. I used a laptop onsite for 8 years. I took a while getting use to a tablet, been using HG Companion (mobile) for over a year and would never go back to a laptop or handwritten notes of any type. I pack the tablet on me, have a small pouch that fits tablet and camera. After gathering data with tablet I upload the report to the cloud and pull it down into the HG desktop software, takes about 15 seconds and is real slick. There are many ways to use mobile device on site, some people pack the small tablets or lg. phones with them, some prefer using a larger tablet and leave it inside.
  24. I use a 7" Samsung tablet with HG. Been using separate camera not the tablet camera. I wish there were some better small tablets with good cameras and flash. Allot of inspectors seem to like the Samsung Notes for running HG companion. I might try one to see if it's big enough for me.
  25. I think your reading the wrong specs. I believe its 80x 60 resolution if I am reading the specs correctly.
