  1. I have seen several that were crushed on commercial inspections and they were repaired without problems.
  2. I see 125 when it is 90-95 outside here in Houston, with tech sheild that normally drops to about 95-98 degrees.
  3. Say here, just wish the builders would install a fire rated insulated or solid door like the one for the garage.
  4. I reported it as a grow house, the term the HPD use. But they were not to concerned about it....They said they could not enter without permission from the owner of probable cause? Go figure.
  5. I did a house last week that was abandant, the listing realtor said it had lots of junk left behind........He ment to saw, Man they took this 1800 SF house and coverted it to a grow house. The Houston police did not seem interested in checking it out though. There was enough pot left behind to get the entire forum high......I did not stick around any longer than I had too. Boy, they left behind power tools used in the grwoing process, personal information and several nice suits hanging in the closets. They had place foil over the walls and ceilings and converted the HVAC ducts to vent the rooms, placed lights every where and even water mister systems from the shower heads and sinks. What was really funny, they had a copy of Texas Hydro-Farming magazine put out by the state.....   6. I have seen similar ones in foreclosed properties around Houston. Dead rats in the blower fan, etc. I guess they got tire of running in the wheel and just gave up......
  7. I just got home from a commercial inspection and I had an HVAC tech with me for a large apartment complex. I added his cost into the quote. He put gauges on 28 of the units that were operating and found issues with about 75% of them. Now, under the residential home inspection side, I will pull the blower and furnace cover when I can and take a look see. That is as far as I go at this point. I don't normally travel with and HVAC tech, but it was part of the job requirement for this particular property.
  8. I would go with condensation if it is near an HVAC duct, but check the roof line in that area to make sure there are not plumbing vent pipes in the area as well. There are two main possibilities.
  9. Good info above - I have found similar situations when the soffit vents were blocked and no vent baffles installed or installed incorrectly. And yes the ridge vents were not cut through the felt and shingles at the ridge as far back as recommended by the manufacturer. Of course I have also seen them cut so far they leak and on one occassion their saw blade depth was too deep and they cut 2" into the roof rafters. oops....
  10. I don't know about the coons, but the remodeling crew in a house I went in last week moved all the insulation from the front to the rear of the attic and to repair the attic support timbers and the living room ceiling and left it all piled 4 feet high in the rear of the attic space.
  11. You can fabricate a metal cap as mentioned above, it is used rather effectively around here.
  12. I found a rat snake skin under the master bathtub clean out access in a home about two weeks ago. Rat snakes can climb tall trees and building structures that have contours and uneven surfaces very well.
  13. I have seen similar metal tracks used on commercal roofs and parapet walls our apartment roofs for routing conduit and wiring.
  14. Great reply Jim, Same codes enforced in here as well. Self-closing and self-latching with same fence requirements.
  15. Great post - Most of the gas meters and gas heaters are bonded in my area.
  16. I have seen hot tubs in garages and in closed in rear patios and all had moisture and chemical damage to the walls and especially the ceilings. You may be OK in your area with a much dryer climate, but I think I would still put it else where. www.atexinspects.com
  17. I performed an inspection on a home two weeks ago and the garage was covered with some of the largest carperter ants I had ever seen.

  19. I saw a similar application on a hot water vent pipe in an older home in Galveston, TX. I listed it as a possible asbestos containing material.
  20. I have seen a similar device with a timer as well, but it was at a wet bar. Same application I quess.
  21. Looks like a knock off product or one of the older composite boards, anyway it was installed incorrectly and in a hurry. If it is installed correctly the nail heads should not show and the nails should be flush with the surface, no protruding or counter-sunk.
  22. I agree with Joe, Holly Crap ...... Looks like some of our Houston foreclosure properties. There condition is so bad they are often abandant....but not before the owner demos a wall or two with a hammer.

  24. I could agree more sound like lath issues due to faulty or shabby installation. Could be flashing or other penetration problems occurring from above.
  25. I would recommend contacting the manufacturer as well, looks like one of Hardie's products or one of the knock off cement base panel products.
