  1. Yes they can "touch the soil". I've referring to "age old" construction of pier & beam foundations that used bois d'arc tree trunks as piers. I posted an image of one here a long time ago.

    They were common back in the 1920s and 1930s in Texas and many are still performing just fine.

    I fully realize that the original question can go many different ways, but just wanted to offer only one of the early methods.

  2. For those interested, I've just discovered a bummer. . .

    2006 IRC won't open without Acrobat Reader. I purchased the online download direct from ICC. I don't know if there's another source of purchase, but ICC products appear to only be compatible with Adobe.

    Yes that is a lock. ICC soft-copies are dependent upon Adobe whether it be Acrobat or Reader. In fact if you unlock your particular Code/Commentary in "Reader" it will NOT open in Acrobat. The unlock code remembers which one you "did it" in.

    Now ... keep in mind if you initially unlock your Code/Commentary in Acrobat (Standard or Professional) and note that there is an update at the ICC site for your package you will not be able to download it as that is a limitation that Adobe has put into Acrobat (Standard or Professional). So ... you get to open the package in Reader and then you can download it to a folder on your PC and then run the EXE file and it will overwrite the original and you can then open up the new version in Acrobat. Note that you won't be able to see past the cover page in the 'other' Adobe product, but you will be able to click on the link at the left that indicates downloading a newer version of the ICC product.

    So ... Some may ask me about such details?? Well, I just had to rebuild my notebooks HDD and I used my second (and last) unlock code to reload to the reformatted HDD. I noted the "newer version" notice and called ICC and learned all of the above. BTW - now that I've used all my unlock codes, should I need to load or reload all I have to do is call and request a "reset" on my license number.

    The ICC contact told me today that they have been working to get all their packages off of the Adobe application into a different or possibly 'web-based' product. He did not go into any details short of noting that they are not the happiest with Adobe.

  3. My wife was doing a websearch a while back when we first heard about this suit and she found that the plaintiff's wife (works for a local Houston area school district) has also filed a suit against her employer ... the school district. Dunno what for, but it fits.

    I guess their job and way of making money is to file suit against everyone. I'm sure if enough of the suits stick they make some $$.

  4. Stopped providing "summaries" many years ago at attorney's advice.

    You are effectively prioritizing (or it could be inferred that is what your are doing).

    An inspector here in Texas spent about $10K in a complaint many years ago relating to "summaries". He said it was an expensive lesson to learn. He prevailed and his attorney also said: "No summaries".

    As I've noted I had my attorney review circumstances and he more than strongly advised: "No summaries".

    Ergo ... actually saves me some extra keystrokes in my report generation for the codes to create the summaries ... so it saves me time.

    Congrats on the move for more education. I've not considered the huge step you've taken, but always continue to take various courses over the years.

    Approaching 60 now and will never stop learning.

    Whilst growing up on the farm in Montana, my Dad told me to: "Never, ever stop learning! The day you do; you had best be six feet under and toes up."

    His point was driven home and has never left me.

  6. I'm guessing that it was "technically" an FHA Appraisal. Some of the appraisals by FHA 'appraisers' are called "inspections" ... and they simply are NOT THAT.

    A bunch of confusion with respect to that and it likely won't stop soon. Banks/lending institutions simply want the cheapest/quickest swag of property condition/value and they certainly don't want details and actual facts.

    Don Lawson used to be my man in Houston. He did a fine job inspecting the home my sister bought a few years ago. I just looked at his website: www.best2inspect.com and it looks like he's moved on.

    Sorry, but I don't know another inspector in the area.

    Don Lawson was close contact of mine when I was also inspecting the Houston market. He had been trying to sell his business & website and finally did so and moved the family back to Oklahoma. He had been wanting to move back home for some time.

    One of the last times I chatted with him (quite some time ago) he was in the process of dealing with an upset client & lawsuit. Dunno the outcome. I've sent him a letter to his Oklahoma address many months ago with no reply.
