  1. Water spillover from planter boxes on upper ledge? And maybe fertilizer of sorts added to planter boxes when watering? May just be image, but some siding looks warped or just not flat on sheathing. Maybe water behind/under siding and down to lintel?

  5. Knee-pads ... I have two styles: One pair for P&B crawls and one pair for simply doing the inspection. Two different styles of construction and covering for wear/abuse for the crawl and the regular inspection a style just to have a protective/soft covering for my knees. I started wearing them for the entire inspection about 4 years ago when my knees starting giving out. Made a world of difference. Looks weird, but my knees are "very happy". As for the knee & elbow pads for the crawls ... they don't get used anymore as I stopped doing P&B crawls two years ago.
  6. Pity the poor window guy/company that may (someday) have to replace the windows ... for whatever reason. If he doesn't check things out closely he will have one helluva repair job. [:-bigeyes

  10. Just did a quick look-up in my Haag Engineering guides. Below is their comment for such defects: "Manufacturing Issue: Craze cracks, due to shrinkage and embrittlement of unreinforced asphalt only in the "applique" portion of a shingle. The applique is an extra layer of asphalt and granules added on top of the original layer of asphalt and granules to make a three-tab shingle look like a laminated shingle."   11. International Standard ISO 8601 states: 4 digit year - 2 digit month - 2 digit day. Hyphen separators are optional and leading 0's recommended for month/day. All as noted with above posts. As an amateur radio operator I also use UTC time for all my contacts, but over the years used a "Day - Month - Year" format as that is what has been common in Europe, etc.. I've been getting more QSL cards of late with the ISO 8601 standard format. My next batch of QSL cards I'll be printing this next week will have the date set for the above. Certainly makes it easier for me anyway.   13. Yes WDI would be better, I include that in all reports since I don't offer WDI's, haven't read it in detail in a while. How do you (and other), supply your customers with invoices? I can't send it prior to inspection? BTW, I'm sure the realtor and attorney are charging more than me! Thanks for your reply! Roy, Once I get the verbal OK from the client I have to make arrangements with the local CSS (Centralized Showing Service) to officially book the inspection/ time/date. The CSS folks then communicate such to the listing agent/seller/tenant and send me an e-mail of such 'approval'. When I get that doc I then send an e-mail to my client advising of such and attach two PDF files (one is the Inspection Agreement and the other is the Invoice). I also bring copies of those docs along with me to the inspection. I usually get the signature page back via e-mail or the client will sign at the inspection. There are some more docs I may send depending upon status of home to be inspected: IE: vacant and no utilities, etc.. I seldom see/talk with the listing agent ... occasionally the buyer's agent shows up, but not too often. Enough of my 'admin-is-trivia' ... back to "review" at hand.
  14. Like others, I completely ditched all the canned boilerplate. Lock in the "application" (IE: software) that works for you and as most everyone has noted develop your own comments. There are many good products available ... but certainly NOT for their 'canned comments'. Each of us have our 'preferred' applications to use for report generation ... and that software is just a 'tool'. The craft in our profession is putting the words and images together for the education of our clients. Roy - I'm learning a lot from everyone here at TIJ and especially on this thread asking for reviews. I applaud you for stepping out asking for the review. It is a mark of a good man.
  15. Maybe its because in the summer (most decent weather available for construction) the trades are doing such work and then they are instructing noob skiers or serving the elite on holiday. []
  16. KM - How close to NE Montana did you get? My hometown is Plentywood and our farm (that I grew up on) was/is even a bit closer to Canada near a small community called: Outlook.
  17. JD, Is that the one from the "Carpenter" APP? I inspected a house for an architect recently and he uses the "Carpenter" APP that has some routines in it. It has a calibration routine as well. I've not used it yet, but was putzing with it a few weeks ago.
  18. Jim, Many kind and very good words have been said. Your loving thoughts of you and your Dad's relationship reminded me of my Dad. I still miss him each and every day, but I use daily the truths he taught me. I can only add my condolences and that you and your family are in my prayers.
  19. My wife and I are heading out for a week of R&R. To Chama, NM to ride the Cumbres & Toltec train. As y'all know from my 'train' comments on Lamb's pictures ... I'm a train fan. Used to ride the "original" GN Empire Builder and Western Star across Montana, ND, MN in my younger days.
  20. If it shows up in Texas (and I'm sure it will or has) it will also go in the trash. The amount of radon in Texas isn't even measurable by any of the maps I've seen. Now, however, there have been some "go-get-em" noobs who have been advertising and selling radon ... especially for the granite countertops. [:-bigeyes All I can say is: "Bless 'em"
  21. I've received both letters regarding the HUD 203k Consultant issue, but I've not had any communication from FHA noting any changes. Save for my original application many years ago I've not had any communication from FHA regarding the FHA Fee Inspection work since.
  22. I thought I saw a recent thread about some of these 'low end' thermal cameras and I believe Mike O. and others noted them as "blob" cameras. The "blob" being a description for the image (or lack thereof) produced. TOPIC_ID=16403
