  1. 2x4s. Maybe, but being 40 years old I'd guess I was not the first guy to inspect the attic, but maybe - it still had the orginal furnace.
  2. I found this interesting. Home was built in 1975. In the attic, along the ridge, the large majority of the metal connectors on the trusses were coming off or lying in the insulation. My only guess was roofers droping bundles on shingles on the ridge, but I found no cracked lumber. So I don't think that was it.   4. National Electric Code, section 408.41; reads "Each grounded conductor shall terminate within the panelboard in an individual terminal that is not also used for another conductor". First published in the 2002 NEC 408.21; moved to 408.41 in 2008.

  7. I would not be returning any fee over that. The blower is a fireplace option, just like every other appliance we buy comes with various options. It is not unsafe or defective. They just need to be educated.
  8. I would start by saying "Thank you for your e-mail and the opportunity to address your concerns" and then spell out the facts. I might include a link to the manufactures installation instructions or those of a major brand if the maker is not known.

  10. Interesting timing on this post - I just recieved an e-mail from a customer complaining that the gas meter ground wire was not connected. Thread Drift - This is a good example on why I like my customers to attend the inspection, so they can ask these questions during the inspection and not complain about some none issue later.
  11. According to the current owner $104,000 is the cost for replacement. I did not get any details on the materials, I have the feeling she would not know or care anyway. People with this kind of money just want it to look good (first) and not leak (second). I'd like to get a hold of some of the material being removed. I could put it on my shed, make a bird house, coasters, all sorts of little projects.
  12. This beautiful house was built in 1928 and is 6000 Sq Ft to include the finished basement. The seller is having the old slate roof replaced with a new slate roof.   16. Do you mean submerged or simply caught a few raindrops? Marc I used it it the rain and the put it in my van wet. It was a couple of days before I pulled it out again. Pledge lemon wipes is good to lub and clean it with.
  17. I too use and like the Xtend & Climb. I've had it for maybe 6 years or more. I let it get wet once and that screwed it up. I contacted the manufacturer and they sent me a new one for free. A few times when not paying close enough attantion I only engaged the lock on one side, it still held me, but getting the one lock unlocked again was a pain.
  18. Very Common in our region. Keeps it from being blown off the roof. That one does look new. Typically they are 30+ years old. I never even mention them.
  19. With my 40 GL water heater it takes time for the hot water to reach the faucets, so I don't see any difference in that concern. For me it is really a matter of space. I (my wife) want a water softner and I have no other place to put it. With the model I'm considering there is supposed to be no temp fluctions. From their website "ensures a constant temperature output no matter how great the hot water demand is. Tempra Advanced Flow Control? technology works by automatically adjusting the flow of water to eliminate unpleasant temperature fluctuation."

  21. Take a plumb bob and hang it from the top of the foundation wall where the horizinital crack is, on the floor place a ruler under the plum bob. This is how you can measure the amount of bowing in the wall. Post what you find.
  22. Good question... We have hard water, so much so it destroyed our dishwaher a few years back. I'm getting ready to completely gut and replace our kitchen to include a new dishwasher. I want to install a good quality whole house warter softener, but I have no place to put it. The house is on a crawl. So I came up with the idea that if I remove the 40 gl water heater and install a tankless then I can put the water softner where the old water heater was. I know I may need counseling.
  23. I'm considering installing an electric on demand water heater in my house. I was looking at a "Tempra 29" manufactured by Stiebel. http://www.stiebel-eltron-usa.com/tempra.html Does anyone have any experience or opinions on a good manufacturer or model?
  24. That is the best rate I have seen. Are there any other or monthy fees?
