  1. I would be careful saying that CO mounting height does not matter. There are plenty of sources that would argue that ceiling mounted CO detectors are vulnerable of NOT alarming if the CO is being generated from a heat source. Most professionals in the area tend to suggest installation on the upper third of a vertical wall, but I know that most installation manuals do not mention this.
  2. Hey Denray, I'm having a hard time figuring out the orientation of the second picture and I'm not too sure what you are asking. Are you asking if the missing drywall on the frame is acceptable? If so, I would probably just mention it in the report as missing or unfinished. Sorry if I misunderstood your question.
  3. Has it slowed down in the Sedalia area? It doesn't seem to have slowed down much in the Denver Metro area. On a related note, I have not been too successful in receiving business from dropping in on an open house. The first time I tried it, I ended up adding myself to the real estate agents contact list and then was constantly spammed with properties for sale. [:-knockou
  4. I can relate to your philosophy of quoting code and it sure feels good to quote them at the most optimal times. I am very meticulous when I cite code in a report. For this particular case (scuttle size), I would not of cited code.
  5. Hey Jerry, I have seen roof top sprinkler systems installed for fire prevention (Mountain homes), but I doubt that is the reason in your case. How do you call out bird targeted motion sensor roof top sprinkler systems? [:-bigeyes
  6. I was warned by a fellow home inspector to avoid Home Adviser at all cost. He tried it for about 6 months and received about a dozen "leads." EVERY lead was literally 60 miles away from his service areas. He also had the impression that Home Adviser would send him fictional leads to collect a fee. Sure enough I was contacted by Home Adviser with the opening line of "Hey, we are in desperate need of Colorado home inspectors and were wondering if you would be able to help us." Man, if only that was true. I quickly told them that I was working at capacity and could not take anymore business. This seemed to work quite well.
