  1. Split Bolts, gutter taps, splice bolts, gutter splices all the same thing. TREC SOP call for reporting of all pigtail connections.
  2. When I inspected this breaker panel, I called it out for gutter tap and wire nuts in the breaker panel and no GFCI outlets in the house, and a few other things. This is a newer Circuit breakes panel replacement so they called the electrician that did the replacement back. He called me and I suggested to him that he could install a wire chase to make his connections. He said I was mistaken, that his wiring posed no threat and that regardless of the fact that the electrical had been upgraded; the age of the house precluded the replacement of the GFCIs.   3. I had the sewer vent in the narrative of the report, just didn't get it in the picture. The air return to the furnace has only the space between the floor joists, and who knows if the floor joist area is sealed.

  5. On a local inspection... I found behind the bushes along the garage wall ..... lurking A three foot erosion hole. Found out today it was a under the foundation plumbing leak.

  8. Talked to an electrican. He told me that the disconnect pnl, cannot double as a sub pnl. That the proper instaltion would be to install a sub pnl in place of the disconnect pnl and install a 220v 25 amp breaker for the AC and a 120v 20 amp breaker for the gazebo.
  9. The gazebo is right next to the disconnect, the fan about 15 feet away from the disconnect. It is underground a few feet. Being an outside outlet is why its GFCI wired to the load side. The wiring from the circuit breaker to the disconnect appears to be #6 CU stranded. Looks like #12 cu stranded fron the disconnect to the fan.
  10. Thought I’d get some imput on this. Outside condensing unit with a 25 amp HCAR rating. Connected to a 60 amp Bryant breaker (orange), thru a 25 amp buss fuse in the AC disconnect. Pigtailed to the input side of the fuse in the disconnect box is a GFCI 120 v ceiling fan / light fixture connection to the pool gazebo. I don’t see anything specifically addressing this in IRC. I checked the NEC, but didn’t see anything there. Any help appericated
  11. In Texas, due to recent legislation, a leak like that would be 2 months outside the responsibility of the builder. (unless proviso it was identified at the closing walk trough). Some New Home Builders now include a binding arbitration clause that can be more costly, and take more time, than going to court. Builder liability is limited as well. Builders now have learned to blame everything on poor homeowner maintenance. Mostly the homebuyer just signs the new home contract without understanding the implications.   17. Alum Service Ent. Conductor. At the input lugs showing minimal signs of discoloration / corrision. No Penetrox that I could see. Double and tripple wire connections on Netural and GND. 1 netural connected to Gnd, and 1 GND connected to Netural. 1995 vintage home. Air Cond #2 Breaker tripped.   18. Bathroom outlets under under vanity cabinet. Any problem with this? Not exactly on a wall but it is within 3 feet. House built in 1995. No other outlets on this wall or near the sinks.   20. It's a Federal crime to knowingly cut a communication line. Problem is the FEDs don't enforce it. Why, because if they win, the money goes to the Telecommunication Companies. Why spend tax dollars to enrich these companies? Telcos do win in civil court however, but damages are limited to the cost of repair. Looks like the poles are on the bildings property...... give you any ideas?

  23. It must be some sort of foundation repair. I found this on the opposite side of the house. Tried taking the cover off but the serews were too rusted and I did not want to break them off. The wall on the inside of the house above the first 2 pictures shows some unexplained bowing of the paneling. Don't know if it will show up in the pic. Any ideas on how to word this on my report.   25. The best manufacturers of faucets and plumbing fixtures make them of what? You guessed it SOLID BRASS. And they don't care if you attach it to galvanized, plastic or cooper pipe. For good reason.
