These fissures appear to have been caused by hydrostatic pressure in the soil. Several other indications detected on the site, near the construction, appear to indicate that the underground water table is high. An investigation into the exact causes of the damage should be undertaken. A specialist in drainage should be consulted to obtain a complete report on the foundation drainage system.

If i may ..."vacant property"...... watch for potential marijuana or other plantation that could be a possible cause !

Actually it is a Rolled roofing material , but this building has so many problems that i would not be suprise that this roof was made by an amateur .

Ok guys i need some help here, in Montréal Quebec, i did an inspection on a roofing section of a condo 2006 contruction year. And this is the type of roof installation a saw any idea if this situation is proper ? First we have a asphalted roof type with gravel and second we have roof membrane ? I've detected that this roof has a improper drainage slope and many other problems in and out of this building. Not so many mistakes for a French guy ! Well Bain i'll like to know about the installations of plastic plugs inside an electrical panel is it accepted ? This plug was added because the original wire was not long enough for the knewer panel . -

I'll go with Mark's opinion. I've seen those sinking foundation , in my side of town ,so many times.Pilings under foundation walls are the common solution. Those verifications are always done by engeneer. It is correct to make it a structural issu and to have it evaluated by a certified structural engineer. I can also see some high humidity problem inside the crawling space ! Looks like the joist in this picture is showing moisture and molds.

That's what i'm talking about Kurt. And in my books, if every inspectors make those verifications wish are simple,this job will be loyal but hey! it's my personal opinion !

Well Mark my client ask me to look in those documents and after reading them you can't just say nothing at all! If you are concern of your client purpose and it is not the home agent that will do so, in my opinion if you don't recommend that your client makes further verifications ( like it says in the above) .I understand the lawyer's concerned but this is always good after the sell.Before problems , why not suggest and advise your client of a protential problem ? It is the inspector minimum recomendations. If you don't do so , i don't undestand how my job can be properly done !

To all inspectors out there that have condo units in they're home town.Every time i have a condo unit to inspect i always check any concerned documents that could bring a potential problem for my client safety. My last verification concerned a 2 bedrooms unit 1998 located on the second floor in Monteal ,Canada. My first detection was some water infiltrations,on the living room ceiling ,that were recently repaired. My client had a document stating that the water infiltrations , of this unit was verified in 2005 by an engeneer company but they never found the exact problem. They said that the leaks could come from an improper installation of the flashing located on an exterior balcony located over the ceiling of the second floor unit.The reserved cash condo association showed the bank was at zero. All those expenses were given to expertise and other fees.I told my client to call the engeneers and the president of the condo association for more informations on the costs of the repairs and other important infos. The engenner told him that without been sure,the costs of the repairs should be around 20.000$ to 30.000$ but more tests will be done in the summer 2006. I explained to my client that those extra fees will be the condo owner's (6) responsibility and will bring future important costs. My client did not by the unit for those reasons This 2 bedrooms was going to be sell for 190.000$. After more verifications, i learned that all 6 balconies were having the same problem ! 20.000$ X 6. I just thought to remind you that it is always good and in the interest of your client to verify every concerned documents for his own protection " I thruly beileve that the loyal job of being an inspector is not limited to the building components verifications but you guys already knew about that right ?

I could go forward with that new vinyl although, the electrical guy could have installed the masthead before the vinyl contractor. It seems to me that this masthead was improperly installed. I'm more worried for the wires that seems to closed for the aluminium soffit . I could see futur problems with strong winds and electrical wire movements on the aluminium sidding. This masthead should have been installed over the roofing section .

Sorry for the mistakes guys but i'm trying .. i'm french . This building was constructed in 1995 . I have called the city inspector and they told me that they've nerver heard of this type of installation. They seemed worried when i told them that the building contractor made multiple home like this one in the neighbourhood. Scott granular capillary is a break and drainage pad under the entire foundation slab. ( break and drainage/barrier)Thanks Terry for the tips on the english correction !

Ok guys . I have detected in one of my building inspection , today, that the concrete slab , of the building basement had a distance of 3 inches 1/2 with the foundation walls. Granular capillary was observed with a good amount of high humidity level and the presence of pluvial water contact.I told my client that this situation was not proper to building code. That this high risk oh humdity could bring important problems to the interior finished walls and components. Soil gaz could infiltrate the living space and bring some important health problems. Another **amazing home agent**[:-bigeyes called his contractor and he told me that this situation was normal ,that in this area it is a common thing to do . Regardless what he said , i told my client that concrete slab should have a soil gaz barrier and continuous around edge of slab , be in contact with the concrete walls and be sealed to wall with flexible sealant. What i would like to know is ....anyone out there have seen this situation and if yes , what do you think about it ? Thanks .. Sorry for the mistakes ...P.S. The mold picture is one of the basement wall that was covered with gyps and should have the same concrete slab installation. Well from what i can see on this picture, it seems like an old oil tank installed in the underground.There is some wet spots over the dirt ground ... was ther any smells ? It could be important to have the recommendation of a certified plumber to make those verifications.Soil contamination can be very expensive and major problem if an oil tank is located under soil and was leaking since. Canadian environmentalist are very concerned about those deficiencies. We have that kind of problem in here , in Quebec , some times . Yes in here PEX is the cadillac . Although i heard that the quality fittings for the poly-B had been change for best quality type. I said amateur because the number one cause in here is the improvists that are trying to install that type of material into new homes and have no idea about code, legal installations, and how to proceed and not the chlorine like many think. Defects are often found dew to a bad installations. Because Montreal have many old buildings construction i'm for the quality modifications during renovations for the Canadian residential parc .
